How buying works in Thailand

    Tell us the budget, the location and how you plan to use the property. We shortlist projects across developers and walk you through each one by video.

    Reserve with a small deposit

    A reservation fee holds the unit and the price while the paperwork is prepared. Terms are set out before you pay anything.

  3. 03

    Due diligence and contract

    Your independent Thai lawyer reviews the SPA, the title and the developer before you sign, and confirms the payment schedule.

  4. 04

    Transfer at the Land Office and handover

    Funds arrive from overseas with the correct documentation, ownership transfers at the Land Office and you inspect and take the keys.

Condos yes, freehold within the foreign quota. Villas are usually leasehold.
